Stuff you need to know...
Check-in
Check-in is available from 4:00pm until 8:00pm, unless otherwise arranged. If you arrive outside of these times without prior arrangement we may not be here.
Check-out
Check-out is before 10.30am, unless otherwise arranged. During busy times a fee of £20 per hour is required for a late check-out.
Payment
Payment to secure a reservation is a deposit of the first night's stay per room booked and is payable by credit or debit card. The remainder of the stay is payable on check-out by cash or card. Sorry, we do not accept cheques.
Cancellation Policy
In the unfortunate circumstance that you need to cancel your stay at Swain House, we require 7 days notice. We will then be able to refund your deposit minus a £10 administration fee.
If cancelled after this time (less than 7 days notice) the reservation deposit is lost, unless we are able to re-let the room (we guarantee that we will be very honest about this!). If the room is re-let we will be able to refund you the deposit minus a £10 administration fee.
In the event of a "no show" we will charge the full cost of the entire booking to the card you have provided details of when making the reservation. We will not require further consent from you to make this charge.
In the event of 'making off without payment' or 'bilking' we will charge the full cost of the entire booking to the card you have provided details of when making the reservation and inform the police of the incident.
A reservation is a legally binding contract, for this reason we advise you to take out holiday insurance. We can supply a receipt for claims against holiday insurance.
Non-availability
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Children
We are unable to accept bookings with children under 12. After the age of 12 children are treated as adults and may require their own room. Please note, unfortunately Swain House isn't suitable for young children.
Pets
Unfortunately, with the exception of assistance dogs, we do not allow pets to stay at Swain House, this is due to other guests allergies.
Damages and Breakages
You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. Stains and spillages are less costly to clean if reported promptly, if at all. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Lost Property
If you leave any of your property at Swain House, we are more than happy to send it on to you—if you call or email and ask for it. We will email you a range of prices e.g. recorded delivery, first, second class etc, for you to choose your preferred cost point for it's safe return. This will be based on it's weight, size and packaging at the Post Office.
Smoking
Swain House operates a no-smoking policy throughout. A minimum £50.00 cleaning charge will automatically be deducted from the charge card of any guests found to have smoked in their room or anywhere on the premises. This includes leaning out of a window. Using electronic cigarettes is not permitted inside Swain House.

The ground coffee & choice of teas were really welcoming after brisk walks around the harbour and the treat of home made banana loaf added that extra special touch. The breakfast choice was sensational from cereals to full English with smoothies in between. It was lovely to see a vegetarian option as well plus different juices. The service could not have been better!"
